Still reeling from the effects of the financial crisis, banks are turning away good projects, cutting funding for projects in progress and refusing to finance and refinance loans, especially with balloon payments - a common feature in traditional mortgages for investors. Banks shouldn't have the final final say, take advantage of our flexible lending programs and underwriting. We can also refinance you into a 30 year fully amortizing loan.

Rehab Cash Loan Program

This loan program provides short-term funding for the acquisition of non-owner occupied 1 - 4 family residential properties.

  • Loan Term: 12 months

  • Loan Amount: $75k - $2.5M+

  • LTV: up to 85% of the purchase price | up to 65% Refinance| up to 50% Cash-Out

  • Property Type: Non-owner occupied 1 - 4 family residential 

  • FICO: 650 preferred (no set minimum credit score)

  • Lender may require some real estate investing experience

After Repair Value (ARV) Loan Program 

This program offers financing for up to 85% of the purchase price + up to 100% of the renovation costs, not to exceed 75% of the after repair value

  • Loan Term: 12 months

  • Loan Amount: $75k - $2.5M+

  • LTV: up to 85% of the purchase price + up to 100% of renovation coast; not to exceed 75% of the ARV

  • Property Type: Non-owner occupied 1 - 4 family residential 

  • FICO: 600 minimum credit score

  • Lender may require some real estate investing experience

Bridge Financing For Rental Properties

This loan program offers longer term bridge financing for real estate investors who are looking to buy and hold non-owner occupied residential properties for rental income. 

  • Loan Term: 18 months

  • Loan Amount: $75k - $2.5M+

  • LTV: up to 85% of the purchase price | up to 65% of Refinance | up to 50% of Cash-Out

  • Property Type: Non-owner occupied 1 - 4 family residential 

  • FICO: No set minimum credit score

  • Lender may require some real estate investing experience

Short-Term Financing for Commercial Properties

This program provides short-term financing options for a multitude of small balance commercial properties. Please note we will consider any property types that may pose an environmental risk including gas stations, automotive repair shops and vehicles storage spaces.

  • Loan Term: 18 months

  • Loan Amount: $75k - $2.5M+

  • LTV: up to 85% of the purchase price | up to 65% of Refinance | up to 50% of Cash-Out

  • Property Type: Mixed-use, office building, apartment complexes (5 units+); retail spaces

  • FICO: 600 minimum credit score

  • Lender may require some real estate investing experience

  • Personal Guarantees: Personal guarantees are required on all loans but title can be held with company name.

  • Documentation: No Doc, Lite Doc and Full Doc

  • Borrower Qualification: Full income verification may not be required. Tax returns may not be required. We do required borrower to describe the type of business, provide relevant documentation to provide how income is generated. provide proof of funds and a copy of your personal mortgage and lease(s) of other investment properties.

Investor > 5 unit & Mixed-Use Loan Program 

This program offers financing for multifamily units and mixed-use properties.

  • Loan Term: 30 year fixed, 5/1 ARM, 7/1 ARM

  • Loan Amount: $75k - $50M+

  • Minimum Value: Property Value of $75,000

  • LTV: up to 80% (20% down)

  • Personal Guarantees: Personal guarantees are required on all loans but title can be held with company name.
